We started Diamond Elite to build the contracting practice we wished had existed when we needed one ourselves. Four principles run every job, from the first call through the final walkthrough.

    Your community has architectural standards. We pull the file, draft the request, and submit on your behalf. Most homes in Hunt Valley, Columbia, Westminster, and Frederick County require it; we treat it as part of the job.

    One call or one form. We confirm a 90‑minute window on your property, usually within the same week.

  2. 02

    On‑site survey & written report

    Drone imagery, attic inspection, ventilation analysis, photographed deficiencies. You keep the full report whether or not you hire us.

  3. 03

    Specification & line‑item estimate

    Samples brought to your driveway, held side‑by‑side against your existing roofline. No upsell pressure. No surprise change orders.

  4. 04

    HOA & permitting handled

    We pull the architectural review packet, fill it out, and submit. Most Maryland HOAs respond within ten business days; we coordinate the back‑and‑forth so you don't.

  5. 05

    Installation

    Tarps over every shrub, magnetic sweeps morning and evening, dumpster placed off your drive when possible. A typical replacement takes one to two working days.

  6. 06

    Walkthrough & warranty registration

    We register your manufacturer system warranty, file the workmanship warranty, and walk every elevation with you before invoicing.

Diamond Elite is the contracting practice we wished had existed when we needed one ourselves.

Todd has spent more than 20 years in roofing and exterior restoration: architectural shingle, slate, synthetic slate, standing‑seam metal, storm work. Every roof system the region builds. He's led projects across Maryland, southern Pennsylvania, and Delaware.

Jessica has spent 20+ years as a registered nurse. The standard she's brought into every patient room, show up on time, document everything, communicate plainly, follow through, is the standard she now brings into every Diamond Elite project.

Together, we set out to do this the way we'd want it done at our own house. The craft of the trade, paired with the care a nurse expects. Same crews job to job. No surprise change orders. The walkthrough happens before the invoice, every time.

Things homeowners ask first.

How long does a typical roof replacement take?

Most full asphalt replacements take one to two working days. Slate, synthetic slate, and standing‑seam metal projects run three to five days depending on roof area and complexity. We always confirm in writing before starting.

Will my insurance cover storm damage?

If wind, hail, or fallen tree damage is documented, most homeowners' policies in Maryland, Pennsylvania, and Delaware cover it. We perform the HAAG‑certified inspection at no cost, prepare the photographic and Xactimate scope, and meet the adjuster on site to advocate for the correct scope. There is no charge unless work proceeds.

Do you handle HOA architectural review?

Yes. We pull the file, complete the architectural change request, prepare sample boards, and submit on your behalf. Most Maryland HOAs respond within ten business days; we coordinate the back‑and‑forth so you don't.

What is the difference between architectural and luxury‑tier shingles?

Architectural (also called dimensional) shingles are the modern default: two‑layer laminate, 25 to 30 year service life. Luxury‑tier shingles (Presidential, Grand Manor, Camelot II) are heavier, multi‑layer, and visually closer to slate or shake. We sample both side‑by‑side against your existing roofline before you decide.

How do you protect the landscaping during the work?

Tarps and plywood over every shrub, planter, and AC unit. Magnetic sweeps morning and evening for stray nails. Dumpster placement coordinated to avoid driveway pressure cracking. We walk the perimeter with you before we leave.

What warranty do you provide?

Lifetime workmanship on full replacements, transferable once. Manufacturer system warranties from 30 to 50 years depending on system. All warranty documents are registered with the manufacturer and emailed to you within seven business days of completion.

Do you offer financing?

Yes. We work with GreenSky and Service Finance. Most projects qualify for 0% APR for 18 months or extended low‑APR terms. We provide application links once a scope is finalized.

What happens if it rains during the project?

We never tear off more area than we can dry‑in by end of day. If weather moves in unexpectedly, we tarp and pause. Re‑tarping is at no cost, and we do not charge for weather delays.

Tell us about your roof.

Most surveys are scheduled within the same week. The visit takes about ninety minutes on your property and produces a written report. The report is yours to keep, whether or not you decide to work with us.
